The Bromelton SDA’s 15,610 hectares of land is dispersed across a number of precincts and can easily accommodate a variety of industries, including:
Large-lot industrial users requiring direct access to the national standard-gauge rail network

High-impact and difficult-to-locate industries that require separation from non-industrial uses due to the potential for off-site impacts (in the Special Industry Precinct).

The main North-South rail line between Sydney and Brisbane runs through the precinct and the Mount Lindesay Highway provides road transport access to the Logan Motorway and Pacific Motorway. The precinct is located approximately 85km from the Port of Brisbane, which is accessible via road and rail linkages

Bromelton is approximately 1-hour from the Brisbane CBD, Brisbane International Airport, Gold Coast International Airport and the Port of Brisbane.
There are 1.2 million workers within a 1-hour drive of Bromelton, providing access to a large workforce with a diverse range of skills.
The main North-South rail line between Sydney and Brisbane runs through the precinct and SCT Logistics operates an intermodal facility in Bromelton.
Case Study: SCT Logistics
SCT Logistics is Australia’s largest private rail freight operator and has been located in the Bromelton State Development Area since 2017. The Bromelton intermodal facility is located adjacent to the Sydney-Brisbane main rail line and the 10 hectare terminal includes warehouse, hardstand area, container loading and storage facilities.
The precinct is ideal for large-scale transport and logistic operations.
The Bromelton State Development Area is Affordable.
There are a wide range of sites across the Bromelton State Development Area. Land across the Scenic Rim region is very affordable compared to Ipswich, Logan, Brisbane and the Gold Coast. Commercial premises are 50% less to lease on the Scenic Rim compared to Brisbane and the Gold Coast.
Industrial land across other parts of South East Queensland costs between $500/sqm and $600/sqm.¹ Industrial land in the Scenic Rim costs an average of $278/sqm. Recent transactions in the Bromelton State Development Area have been for large parcels sold for $13/sqm.
As the cost of living in the Scenic Rim is lower than the rest of South East Queensland, wages are between 12% and 29% lower than Brisbane and the Gold Coast.

Case Study: AJ Bush and Sons (Manufactures) Pty Ltd
AJ Bush and Sons has a meat by-product rendering plant located within the Bromelton SDA, that produces protein and fat products that are sold in the domestic and export markets. The facility is the most technologically advanced rendering plants in the world. AJ Bush and Sons has implemented a number of technologies and processes to increase its energy efficiency and reduce its carbon emissions. Most notably, it has installed a biogas collection system and generators so that they can produce their own electricity for their processing using waste streams from the production process itself. They currently produce just under half of all their electricity needs and are currently planning expansion of the system that will enable AJ Bush and Sons to export 2MW of green electricity to the grid.
The precinct is ideal for large scale recycling, waste to value conversion, bioenergy and other large-scale, complex industrial activities.
The Scenic Rim is a Growth Region
The Scenic Rim economy is growing rapidly, averaging 3.4% annual growth over the last five years, faster than South East Queensland and the State. The region has experienced almost $750 million in building investment over the last five years.
The Scenic Rim population has grown 17% over the last decade and is forecast to grow 25% over the next two decades.
Case Study: Gelita
Gelita is a global manufacturing business, headquartered in Germany. The business produces edible gelatine and is the only factory of its kind in Australia. Sixty percent of production is being supplied to the confectionery industry and the remainder being used in jelly crystal and dairy applications. Gelita has also moved into pharmaceutical grade gelatine production and has recently doubled its production capacity.
